Mobile Home Coverage
Just like any other homeowner, mobile home owners are concerned about having proper protection in place. And just like any other policy, the mobile home
policy contains conditions, limitations and
exclusions. Unlike a wood built home secured to a foundation, a mobile home is more likely to sustain much
greater damage, depending on the peril involved. As always, it is very important to understand the policy, ask questions and make sure you have the coverage
you need.
What does the typical mobile home policy cover?
It provides coverage for your mobile home and adjacent structures (structures on your premises which are not attached to the mobile home) against
losses for perils such as fire, smoke, windstorm damage, damage from falling objects, lightning, explosion, vandalism, water damage from the rupture of
plumbing system and more. Exceptions would be any peril that is specifically excluded in the policy.
Note: Coverage under the regular policy doesn’t apply
while the mobile home is in transit (See trip collision coverage below).
It provides coverage for your personal property such as fire, smoke, vandalism, theft and other
named perils unless otherwise excluded. Some types
of contents will have limitations of coverage, making it necessary to add any appropriate endorsements needed to be properly insured. Personal property
coverage also applies while your property is away from your home, but with a lower maximum limit and some restrictions.
It provides loss of use coverage which will pay for the reasonable increase in your living expenses for up to the limit specified in your policy
if you are not able to live in your mobile home due to a covered loss.
It provides liability coverage against claims for bodily injury or damage to the property of others that may be brought against you, subject to the
limits purchased and policy language. Accidents do happen and you could be faced with large out of pocket expenses due to court costs or damages. Your
policy can pay for medical expenses to a non-resident of your home in addition to the damages or defense costs due to a covered accidental circumstance.
It provides medical payments coverage if someone is injured while on your property whether or not it is your fault.
It provides emergency removal service that you may incur to remove your mobile home if it is in danger of a loss that we cover.
Additional endorsements to consider:
Replacement cost coverage for your mobile home: This provides full replacement cost for your insured mobile home. If a covered total loss occurs,
the insurance company will pay the full cost to repair or replace your mobile home with no deduction for depreciation. (Subject to limits in the policy.)
Replacement cost coverage for your contents: This provides replacement cost coverage for most of your insured personal property. If a covered loss
occurs, the insurance company will pay the cost to repair or replace your damaged personal property with no deduction for depreciation. (Subject to limits
in the policy.)
Trip collision coverage: This provides coverage for your mobile home while moving it to another location; otherwise excluded on the standard policy.
Extended coverage on jewelry, watches, and furs: Provides the opportunity to purchase additional coverage as needed.
Extended coverage on fire department charges: Some communities may charge for dispatching the fire department. If that is the case in your community,
you may be able to purchase additional coverage
